Rising 821 feet above TriBeCa, 56 Leonard is the only New York tower by Pritzker laureates Herzog & de Meuron, who conceived it not as a repetitive glass shaft but as 'houses stacked in the sky.' The architects designed the building from the inside out, treating individual rooms as pixels that shift and cantilever floor by floor, so that no two levels align and each residence expresses itself on the skyline through its own projecting corners, balconies and terraces. Exposed horizontal concrete slabs register the stacking of the structure, giving the tower the off-kilter, gravity-defying silhouette that earned it the 'Jenga' nickname. Floor-to-ceiling glass, ceilings up to 14 feet, and column-free great rooms frame panoramic Hudson River, Manhattan and harbor views. Anchoring the base is a 40-ton mirror-polished stainless-steel sculpture by Anish Kapoor, the artist's first permanent public work in New York.

TriBeCa is Manhattan's benchmark for discreet luxury -- cobblestone streets and converted cast-iron loft buildings home to a mix of celebrities, artists and finance families. The dining scene is among the city's best, anchored by institutions like The Odeon, Locanda Verde and Frenchette, alongside boutique galleries and the TriBeCa Festival. Families are drawn by top-rated public schools such as P.S. 234, plus proximity to Hudson River Park. Transit is excellent, with the 1/2 at Franklin Street steps away.
